Why should
I list with you? |
Our
service has many unique
benefits. We are
one of the few flat fee companies
in Illinois that are members
of the Better Business Bureau.
We are local. You are dealing
directly with an award winning
Illinois
REALTOR® not
an out of state national referral
service like many on the internet.
We are also easy to work with
and generally nice people.

|
|
| Why
list on the MLS? |
Figures
vary but approximately 70-80%
of all properties are sold through
an MLS listing. Research has
shown that properties listed
on the MLS sell faster and for
a higher price than properties
sold “For Sale by Owner”.

Back
to Questions
|
|
| Can
I use my “For Sale by Owner
Sign”? |
You
could, however, you risk confusing
real estate agents. When an
agent sees a for sale by owner
sign they start to wonder if
your home is really on the MLS
and whether they will get paid.
Some of our clients have lost
showings from using a "for
sale by owner" sign.

to Questions
|
|
|
| How
will buyers contact me? |
In
the MLS under showing instructions
it will direct all REALTORS®
to call your phone number. However
the MLS will not give seller
or showing information to any
other website. On Realtor.com,
the Chicago Tribune website
and others it will prominently
display whatever brokerage company
that you list with. We have
a special telecommunications
system set up that will route
any calls for your property
that come in to our 800# directly
to your phone number 24/7.

|
|
| What
is the 2004 law regarding offers? |
As
of 2004, the listing broker
must accept and present all
offers that come in for their
client’s property. We
comply with that law. Illinois

to Questions
|
|
|
| Do
real estate agents boycott flat
fee listing? |
No.
Some REALTORS® may tell you
that to scare you or try and get
your listing. On the MLS your
listing looks like every other
listing. Only the commission being
offered to the buyer's broker
is dislayed on the MLS not the
commission going to the listing
broker. Real estate agents are
sales people and they are concerned
with what you are willing to pay
them not what the listing broker
is getting paid. Back

you offer a money back guarantee? |
Yes
with certain conditions. If

a special money back guarantee.
The guarantee is predicated
on our ability to get a referral
fee from the full service REALTOR®.
Generally this works best if
you allow us to refer you to
one of our full service REALTOR®
partners. Please contact us
for more details.
